This project was a total-gut renovation completed in the fall of 2010 that in 2018, was showing the stress of being very well used and enjoyed. We made up a “new punchlist” of what needed to be done to restore the apartment to “like new” condition and presented a budget to the owners. Turns out to be mostly a paint job, but we found other little annoying items that deserved attention as well, mostly to some minor damage to the finishes and fit of the built-in cabinets, incorrectly replaced light bulbs, stressed window shades and a broken lever handle. The owners also asked us to install new sliding glass doors for the kid’s bathrooms in lieu of the shower curtains.

The cost of the work was less than 3.5% of the original cost in 2010 dollars.

Naturally, all the artwork had to be taken down, but we also re-hang as well.

William Robert King, RA

In June of 1979, William Robert King, the firm’s founder, began his career in New York City as a project architect in the office of Ulrich Franzen and Associates, a noted international architectural firm. Mr. King’s experience working on projects such as Champion International Headquarters in Stamford, CT; Con Edison-Queens Division Headquarters in Forest Hills, NY; and the Headquarters for Philip Morris in New York City among many others, created the background for establishing his own practice in April of 1984.

From that point onward, Mr. King has developed a firm known for expertise in a wide range of projects and providing a variety of services for a diverse clientele.

In the first decade of practice, the firm’s work concentrated on residential rehabilitation projects for individual clients. In the years since the firm has seen a continuing trend towards residential, medical and commercial projects.

We are committed to improving the quality of services as well as maintaining our high design standards. Toward that end, we have fully computerized drafting & design, utilizing AutoCad, 3D Studio Max and Microsoft Visio Professional software.
